Abstract

Tujuan dari penelitian ini adalah untuk mengetahui pengaruh perilaku masyarakat terhadap keputusan investasi properti di Kota Batam. Variabel yang diteliti adalah perilaku Overconfidence, Representativeness, Anchoring, Gambler’s Fallacy, dan Herding. Data responden untuk penelitian ini dilakukan dengan menyebarkan kuesioner melalui perantara media sosial. Total jumlah data yang diolah ada sebanyak 215 data. Dalam menguji data yang telah diperoleh, sistem yang digunakan adalah Smart PLS versi 3. Data yang diuji telah memenuhi syarat uji validitas, uji realibilitas, uji outer dan inner model, dan goodness of fit. Pengujian data memberikan hasil bahwa variabel overconfidence, anchoring dan herding memiliki pengaruh signifikan positif terhadap keputusan investor properti di Kota Batam. Sedangkan perilaku representativeness dan gambler’s fallacy tidak memiliki pengaruh yang signifikan terhadap keputusan investor property di Kota Batam. Hasil uji kecocokan model dari R Square Adjusted menunjukkan variabel dependen dapat dijelaskan sebesar 61,6% oleh variabel independen, sedangkan 38,4% dijelaskan oleh faktor lainnya yang tidak ada di dalam penelitian ini.---------The purpose of this study is to find out the influence of people’s behaviour towards their investment decision on property in Batam City. Variables in this research are Overconfidence, Representativeness, Anchoring, Gambler’s Fallacy, dan Herding. Data were obtained by ditributing questionnaires using social media. Totally, data obtained from respondents are 215 data. To analyze the data, this study utilized Smart PLS version 3. The data tested fulfilled the requirements of validity test, reliability test, outer and inner model test, and goodness of fit. The result shows that overconfidence, anchoring and herding have a significant positive impact toward investment decision of property investor in Batam City. While, representativeness and gambler’s fallacy do not show a significant impact or influence toward property investor in investment desicion in Batam City. Result from the variables compatibility test of R Square Adjusted shows that dependent variable can be explained 61,6% by the independent variable, while 38,4% are explained by other factors that wasn’t included in this study.
