Abstract

Analisis studi kelayakan merupakan ilmu yang mempelajari tentang cara mengelola dan menganalisis suatu properti yang pada umumnya fokus pada aspek finansial. Analisis studi kelayakan bertujuan untuk membuktikan layak dan tidak layaknya suatu investasi yang akan dijalankan. Tahap awal adalah tahap pengumpulan data yang diperlukan untuk memudahkan penelitian. Data tersebut seperti data gambar, siteplan, rencana anggaran biaya, dan biaya yang dikeluarkan pada saat proses investasi. Kemudian tahap analisis yang menggunakan beberapa metode. Metode tersebut diantaranya adalah metode Payback Period, dan Net Present Value. Dari hasil analisis diperoleh kesimpulan bahwa proyek Ruko Raflesia dapat dinyatakan layak dan dapat dijalankan. Masa pengembalian yang direncanakan adalah 8 tahun, dan dapat dikembalikan dalam jangka waktu 3.8 tahun lebih cepat dari waktu pengembalian modal yang direncanakan maka proyek dapat dikatakan layak. Diperoleh keuntungan bersih Rp 61,210,780,586 bernilai positif maka proyek ruko layak dan dapat dijalankan. ******************************************************************* Feasibility study analysis is a study which manage and analyze a property. The study focuses on financial aspects and aims to identify feasibility before owner execute investation. The first stage is collecting data needed for facilitate research. The data needed is drawing, site plan, plans budget costs, and costs incurred during the investment process. After The collection of data come the analysis phase which several methods. These methods is Payback Period and Net Present Value. Once the results of the analysis is done, it can be concluded that the Ruko Raflesia project is feasible and workable. The planned return period is 8 years, and it can be returned within 3.8 years faster from the planned payback time and the project can be said worth it. A net profit of Rp. 61,210,780,586 was obtained with a positive value shop houses it is feasible and can be execute.
